Terms of service

DiarLaunch is a marketplace and media platform that lets RERA-licensed real estate agents live-stream off-plan property launches to viewers, and lets viewers submit an Expression of Interest ("EOI") in a unit shown during a launch. DiarLaunch is not a real estate broker, developer, or financial intermediary, and does not itself sell, market, or take title to any property.

Agents must hold a valid RERA broker card and be approved by DiarLaunch before streaming. Approval confirms an agent has submitted licensing documentation for review — it is not a guarantee or endorsement of any individual transaction, launch, or statement an agent makes while streaming. Agents are solely responsible for the accuracy of what they present, and for complying with all licensing, advertising, and RERA/Trakheesi permit requirements that apply to their activity.

Submitting an EOI through DiarLaunch is a non-binding expression of interest only. It is not a reservation, offer, contract, or payment. Any resulting sale, reservation fee, deposit, or booking is agreed and executed directly between the viewer and the developer (or the agent acting on the developer's behalf), entirely outside of DiarLaunch.

DiarLaunch does not process, hold, or route payments of any kind. Booking fees, reservation fees, and deposits are paid by the viewer directly to the developer or the developer's official payment channel. DiarLaunch is not a party to, and accepts no liability for, any payment made in connection with a launch.

Nothing on DiarLaunch — including anything said by an agent during a live stream — constitutes investment, legal, tax, or financial advice. Property investment carries risk. Viewers should carry out their own due diligence and seek independent professional advice before committing to any purchase.

You agree not to misuse the platform — including impersonating an agent or developer, submitting false EOI information, scraping or reverse-engineering the service, or using it for any unlawful purpose. We may suspend or terminate access for violations of these terms.

The platform is provided "as is," without warranties of any kind. To the fullest extent permitted by law, DiarLaunch is not liable for any loss arising from a launch, an agent's conduct, a developer's conduct, or any transaction entered into outside the platform following an EOI.

We may update these terms from time to time. Continued use of DiarLaunch after a change constitutes acceptance of the revised terms.
