Off-plan property is bought from the developer before construction is finished, usually on a staged payment plan tied to construction milestones rather than paid in full up front. Most new UAE launches are sold this way, and the first release is when the widest choice of units, floors and views is still available — which is exactly the moment a launch is streamed on DiarLaunch.

Yes. Dubai's freehold areas are open to buyers of any nationality, resident or not, and the whole DiarLaunch flow is built to be done remotely: watch the launch, ask the agent questions live, and submit an Expression of Interest without being in the country. You do not need a UAE visa or residency to register interest in a unit.

PP is the developer's payment plan for that project — for example 60/40, meaning 60% across construction and 40% on handover. Keys is the expected handover date, when the completed unit is given to the buyer. Both are shown as badges on the listing so you can compare launches without opening a brochure.

Launches can be filtered by language, including English, Arabic, German, Russian, Japanese, Chinese, Spanish, Farsi, Italian, French, Turkish, Hindi, Urdu, Korean, Portuguese, Swedish, Tagalog, and Bengali.

If the agent has published a replay, it plays on the listing page just like the original broadcast. If a replay isn't up yet, you can send a quick inquiry instead of an EOI — it goes straight to the agent, who follows up directly about that unit or the next live launch.

Yes — that is the point of watching live rather than reading a PDF. Live chat sits beside the video and the hosting agent answers as the broadcast runs, so you can ask about a specific floor, a view, a payment plan or a service charge and get the answer in front of everyone else watching.

Upcoming launches show their start time in both your local time and Dubai time, so there is nothing to convert. If you miss it, the replay plays on the same page once the agent publishes it, and you can still submit an EOI or send the agent a direct inquiry afterwards.

We watch the broadcast connection itself rather than trusting the player. If an agent's signal drops mid-launch, viewers see a notice on the video telling them so, instead of staring at a spinner wondering whether to wait or leave. When the signal returns the notice clears on its own.

It means "I'll take it at your stated price." There is no bidding, no haggling and no auction — the agent names one price and that is the price. Your offer carries no amount of its own; it goes to the agent with your details and ID so they can contact you. Nothing binds either side until Form F — the DLD- and RERA-regulated Memorandum of Understanding for secondary-market sales — is signed by both buyer and seller. Form F is the Dubai process — Abu Dhabi and Ras Al Khaimah use a memorandum of understanding or a sale and purchase agreement instead.

An EOI is a non-binding way to tell the hosting agent which unit you're interested in. It's not a reservation, payment, or contract — the agent follows up with you directly to progress toward a booking with the developer. A booking fee paid to the developer to reserve a unit is a separate step and is not refundable, so read the developer's terms before paying one.

No. DiarLaunch never touches your money. Booking fees, reservation fees, and deposits are paid directly to the developer through their own official payment channel, exactly as they would be if you'd walked into a sales office.

Yes. "Request info" on any listing lets you ask the agent for the brochure, pricing, availability, floorplans, layouts or the payment plan without registering interest in a unit. It is the lower-commitment step for buyers who want to read before they decide.

The hosting agent is emailed immediately with your details and unit preference, so the follow-up starts while the launch is still running. If the developer has an official payment page for that project, you are taken straight to it — that payment is made to the developer, never to us. The agent then contacts you directly to progress toward a booking.

Before a LIVE Viewing can go public, the agent uploads the owner's authorisation for that specific unit, and a person at DiarLaunch opens the document and verifies it by hand. No document, no broadcast. If the agent later edits the listing, the verification is cleared and it goes back for re-checking.

Every agent submits their broker licence (a RERA card in Dubai, an ADREC BLN in Abu Dhabi, or RAK RERA registration), Emirates ID or passport, a profile photo, and company details, which our team reviews before they're approved to stream. Streaming rights are earned, not bought.

Trakheesi is the Dubai Land Department's advertising permit system: every legitimate property advertisement in Dubai has to carry a permit number. Abu Dhabi, Ras Al Khaimah and Sharjah run their own — Madhmoun from ADREC, the RAK RERA advertisement permit, and SRERD's written approval in Sharjah. Ajman, Umm Al Quwain and Fujairah license their brokers and developers but issue no permit per advertisement, so a listing there shows the agent's licence instead. Wherever an emirate issues a permit, we record it against the launch so you can check the advertisement is properly registered rather than taking the listing on trust.

Because the EOI reaches a government-approved, verified broker who has to know who they are dealing with, and because a developer will not hold a unit against an anonymous name. A passport or Emirates ID is enough. We accept PNG, JPEG, WEBP and PDF files up to 4MB, and if your phone photo is larger than that the form shrinks it for you rather than refusing it.

It goes into private storage, not a public folder. It is never given a public address, never attached to a page, and never indexed. The agent hosting that launch and our own team retrieve it through short-lived signed links that expire; nobody else can reach it. What we collect and why is set out in full in our privacy policy.

Agents are verified before they can stream, not after. Every public form on the site is protected against automated abuse by Cloudflare Turnstile and by rate limiting. And the part that matters most: no money moves through DiarLaunch at any point, so there is no payment detail for us to hold or lose.

Head to Apply to stream, sign in with your email, and complete your profile — including a photo — and verification documents. Once approved, you'll get an email confirming it and can sign in straight away to your agent dashboard.

Once a launch is created, DiarLaunch automatically sets up a dedicated broadcast connection for it — no external platform involved. Open the live console, and you'll see server details for that launch, in both RTMPS and SRT format. We recommend PRISM Live Studio — it's free and works on both phone and desktop. Paste the details in, start broadcasting there, then hit "Go live" on DiarLaunch. Viewers watch it embedded on the listing page in real time.

Yes. DiarLaunch records every broadcast automatically. After ending the stream, the agent fetches the recording from their console with one tap and marks it available — no separate upload or editing required.

Yes. Every EOI submitted on your launch belongs to you: name, email, phone, nationality, preferred unit type and the ID document, delivered to your dashboard and to your inbox. DiarLaunch is the room you present in, not a broker sitting between you and your buyer.

Every approved agent gets a public profile in the agent directory, with their photo, agency, languages, experience and past launches, plus their own short link — diar.tv/theirname — that they can share anywhere. Viewers can favourite an agent, which is how a one-off viewer becomes someone who comes back for your next launch.
